History and vision
Wintergreen Townhomes will be a community of 73 homes, 31 of which will be designated affordable and placed in the HRB community land trust.
The base price for homes in Phase 1 is $369,000. As a community land trust, HRB’s role is to bring these homes within reach of our low-income buyers: At the project outset, HRB secured $15,000 per home from HUD’s Self-Help Homeownership Opportunity Program. In 2024, HRB received a competitive $2.5 million grant from the Washington State Department of Commerce Housing Trust Fund. We will use these funds to lower prices by an additional $80,000, on average, so that the final cost to buyers is $274,000 (to qualify, purchases must be made by first-time buyers). Most buyers will work with our in-house USDA 502 Direct Loan packager to obtain a subsidized government mortgage. Finally, buyers will seek down payment assistance from our partner Community Frameworks.
Status
